What happens next

1. Your request goes to the contractor the same hour (and to our log, so nothing is dropped).
2. They call to book a roof walk — usually within 1–3 days, faster in storm weeks for active leaks.
3. You get a written quote listing the work, the coating product, the mil thickness and the warranty. Compare it with the published Valley rates.

What to have ready

• Roof age or last recoat year — the single biggest factor in the quote. The Maricopa County Assessor shows the build year; a permit on file with your city shows the last re-roof.
• Where it leaks and when — during rain, after rain, only in wind-driven storms. Each points to a different cause.
• Photos from the ladder if it's safe: the leak area, the scuppers, any standing water, the coating colour (white vs grey-tan tells us how far it has chalked).
• What's on the roof now if you know — acrylic or silicone coating, foam or modified bitumen. If not, the roof walk settles it.

What a good quote includes

The scope (repair, recoat or new foam), the coating product and dry mil thickness, foam thickness and density on new work, the slope plan if the roof ponds, the permit if replacement is involved, the warranty in writing, and a date. Compare it against the published Valley rates — a quote well outside the band deserves a question either way.
