Most foam roof leaks are small: a pinhole where a bird pecked, a blister that split, a seam at the parapet. Small means a few hundred dollars and a morning — if it's caught before the foam takes on water.
| Repair | Typical cost | How long |
|---|---|---|
| Pinholes / bird-peck holes (patch and spot-coat) | $300–$600 [est.] | 1–2 hours |
| Blister cut-out and refoam (one or two) | $400–$900 [est.] | half day |
| Parapet / penetration seam split, scupper reseal | $500–$1,500 [est.] | half day |
| Saturated area cut-out, refoam, recoat section | $1,000–$2,500 [est.] | 1 day |
KY-KO Roofing describes residential foam repairs as "a few hundred dollars"; the bands above are estimates built from that and published recoat rates. Many roofers carry a minimum call-out of $250–$500.
This is the question that saves money. A foam roof with one bird hole needs a repair. A foam roof with chalking everywhere, a dozen pinholes and yellow foam showing needs a recoat — and patching it is throwing money at a roof that will leak somewhere else next month. The test takes 30 seconds:
Rub a dark cloth or your palm firmly across the coating in direct sun.
Valley foam roofers publish recoat intervals from 5 years (Durafoam) to 5–7 (Travek) to 8–12 (Arizona Roof Co). We show the two shorter schedules because Phoenix UV is the worst case.
Don't know the install year? The Maricopa County Assessor shows the home's build year; a roofing permit on file with your city gives the re-roof year.
Grackles and woodpeckers peck the coating looking for insects. Each hole is a pinhole leak and a UV entry point. Fix: patch, then a granulated or heavier top coat. Bird damage repair →
Moisture trapped under the coating or between foam lifts expands in 115°F surface heat. Cosmetic until it splits. Blister repair →
Water standing more than 48 hours finds every pinhole. Usually a blocked scupper or a low spot that tapered foam fixes. Fixing ponding →
The top coat oxidises, then the foam underneath erodes. The repair that is really a recoat. Chalked coating →
Sky Harbor's monsoon rainfall swings from 0.15 in (2023) to 9.56 in (1984). A roof that never leaked can leak in one outflow storm because the wind drives rain uphill under a lifted edge. If water is coming in now: catch it, photograph the ceiling and the roof, and call. Don't put a tarp on a foam roof with anything that punctures the coating.

Small repairs — pinholes, bird holes, one blister — typically run a few hundred dollars (KY-KO's published language), with many roofers carrying a $250–$500 minimum. Seam splits and saturated sections run $500–$2,500 depending on area.
Small holes can be patched with elastomeric roof patch from a hardware store as a stopgap. The problems: you won't find every pinhole, and if the coating is chalking the patch fails around its edges. Use DIY to stop a drip, then have the roof walked.
A soft spot that stays soft, a dark stain through the coating, or a core sample (a roofer cuts a 2-inch plug and looks). Wet foam has to be cut out; coating over it traps the water.
Repair calls are prioritised in storm weeks; our partner contractor extends hours. Expect a walk within 1–3 days after a major storm and same-week repair for small jobs.
