Phoenix strip retail, warehouses and 1970s–80s office buildings sit under acres of flat roof. Spray foam restores most of them without a tear-off and cuts the building's cooling load; TPO is the alternative. Here's how they compare at scale.
| Spray foam (SPF) + coating | TPO single-ply | |
|---|---|---|
| Over existing roof | Yes, bonds to most substrates; no tear-off in most cases | Often needs cover board; tear-off more common |
| Insulation | R-6.5–7 per inch, continuous, no fasteners | Separate insulation board; fastener thermal bridges |
| Ponding / drainage | Tapered foam corrects slope in place | Needs tapered insulation system |
| Maintenance | Recoat every 5–10 yrs (silicone longer); renewable indefinitely | Seam inspection; replacement at end of life |
| Penetrations / HVAC | Seamless around curbs | Flashing details at every curb |
| Weakness | UV if coating neglected; bird/foot traffic damage | Seams, punctures, heat-aged membrane |
| Roof | Recoat (silicone restoration) | New SPF overlay | Tear-off + SPF |
|---|---|---|---|
| 10,000 sq ft | $20,000–$40,000 | $35,000–$90,000 | $100,000–$150,000 |
| 25,000 sq ft | $50,000–$100,000 | $88,000–$225,000 | $250,000–$375,000 |
| 50,000 sq ft | $100,000–$200,000 | $175,000–$450,000 | $500,000–$750,000 |
Built from published residential per-square-foot rates ($2–$4 recoat, $3.50–$9 overlay, $10–$15 tear-off); commercial pricing per square foot is usually lower at scale and higher for complex roofs — treat as planning ranges, not bids.
It is the dominant restoration system for Valley flat commercial roofs because it goes over the existing roof, adds slope and insulation, and is renewed by recoating rather than replaced.
If the existing roof is sound and the owner will fund a recoat program, SPF usually wins on cost and cooling. If the deck is compromised or the owner wants a fixed-life membrane with a manufacturer system warranty, TPO over tapered insulation.
Commercial work requires a ROC C-42 (or dual CR-42/C-42) licence. Our site routes commercial requests to a licensed commercial roofer; request a site visit above.
