The roof was fine in May. Then an outflow storm came through and the hall ceiling is wet. Here's what the storm did, in the order it usually happens, and what each fix costs.
Outflow winds push rain uphill under a coating edge that has pulled away from the parapet cap. Fix: reseal the termination, coat the parapet. $300–$900 [est.].
The dust storm arrives first, the rain second. Scupper clogs, roof ponds, pinholes drink. Fix: clear, reseal, add a scupper screen. $150–$400 [est.].
Chalked acrylic has no elasticity left; hail bruises it into pinholes. Fix: spot repairs now, recoat before next season. Spot $300–$600; recoat $2–$4/sq ft.
Summer surface heat expands trapped moisture; the storm's rain finds the split. Fix: cut out, refoam, coat. $400–$900 [est.].
Updated after each significant event at Sky Harbor (NWS Phoenix). The monsoon season runs June 15 – September 30. Sky Harbor's wettest season on record was 9.56 in (1984); the driest was 0.15 in (2023).
Catch the water, photograph everything, don't fasten a tarp into the roof, and call. If the coating chalks heavily everywhere, understand that this leak is the first of several and the honest fix is a recoat once the roof is dry.
Rub a dark cloth or your palm firmly across the coating in direct sun.
Storm wind lifts coating edges, dust blocks drains so water ponds over pinholes that never saw standing water, and hail bruises a chalked coat. The roof was already near the end of its coating life; the storm found it.
Sudden wind and hail damage usually is covered; wear and lack of maintenance usually is not. Photograph before any repair and get the roofer's written cause of leak.
A temporary dry-in can be done between storms; coatings and foam need a dry surface, so the permanent repair waits for a dry window — usually days, not weeks, in monsoon.
